Our property sourcing service is tailored to identify and secure properties with high potential for sustainable enhancements and strong financial returns. Leveraging our extensive network and deep market expertise, we pinpoint properties that align with your investment goals. 

Our comprehensive approach includes detailed market analysis, sustainability assessments, and negotiation support, ensuring that each property we source offers maximum value and meets both current and future sustainability standards.

How it Works

  • Initial Consultation: We begin with a detailed consultation to understand your investment criteria, sustainability goals, and budget. This ensures we align our sourcing process with your specific needs.
  • Onboarding Fee: If you decide you'd like to work with us, we charge a £250 onboarding fee. This fee is deducted from the final sourcing fee upon completion. If we are unable to find properties that meet your investment criteria within 16 weeks of onboarding, the onboarding fee is fully refundable.
  • Market Research: Our team conducts comprehensive market research to identify properties that meet your specifications.
  • Property Evaluation: We perform thorough evaluations to assess the sustainability potential and overall investment value of each property.
  • Final Report: We provide a detailed report outlining the property’s investment potential, sustainability features, and acquisition cost.
  • Negotiation and Acquisition: Once the ideal property is identified, we handle all negotiations to secure the best possible deal. 

 

Fee Structure:

Onboarding Fee: £250

  • Paid upfront when you sign up for our sourcing service.
  • Deducted from the final sourcing fee upon completion.
  • Refundable if we are unable to find properties that meet your investment criteria within 16 weeks of onboarding.

 

Sourcing Fee: 4% of the property value

  • Deposit Upon Offer Acceptance: Once a property offer is accepted, a deposit of 20% of the sourcing fee is required.
  • Final Payment Upon Completion: The remaining balance of the sourcing fee is paid upon completion of the property purchase.

Example Fee Breakdown:

  • Property Value: £200,000
  • Total Sourcing Fee (4%): £8,000
  • Onboarding Fee: £250 (paid upfront, deducted from final fee)
  • Deposit (20%): £1,600 (paid upon offer acceptance)
  • Final Payment: £6,150 (paid upon completion)
